Inspection of let properties in Dubai

The condition of your property during the tenancy.

Inspection of a let property during the tenancy. I record and assess the condition of the property and how the tenant is treating it, so you know where it stands long before the tenancy ends, not only when the keys come back.

Who this is for

  • You let a property in Dubai and live abroad, so you rarely see it yourself.
  • The tenancy has been running for a year or more, and you want to know the condition before the renewal.
  • The tenant reports a problem, such as damp or a leak, and you want an independent view of the cause.
  • You are planning to sell or let again and want to know the condition in good time.
  • You want documentation that makes the end of the tenancy straightforward for both sides.

What I check

  • Condition room by room, compared with the move-in record where there is one
  • Wear beyond normal use and damage that has not been reported
  • Moisture, mould and the air conditioning, which is often run the wrong way
  • Drains, silicone joints and wet rooms
  • A dated, signed report with photographs

What I typically find

  • An AC run only in fan mode, with high humidity and the first mould on ceilings or furniture.
  • Leaks that nobody reported, visible behind access panels or below sinks.
  • Blocked drains and worn silicone joints in wet rooms.
  • Wear beyond normal use, compared with the move-in record.
  • Damage that was covered up or repaired without being reported.
  • Condensation stains near AC outlets that point to a problem in the ceiling void.

How it works

  1. 01
    Preparation

We agree the scope and a date. The visit is arranged with the tenant in advance.

  2. 02
    Inspection room by room

Condition, wear and damage are recorded and compared with the move-in record, where there is one.

  3. 03
    Technical points

Moisture at the critical points, the air conditioning and the way it is run, drains and wet rooms.

  4. 04
    Report

A dated, signed report with photographs and a clear distinction between normal wear and damage.

Why a check during the tenancy helps both sides

Damage during a tenancy often grows unnoticed: an AC run only in fan mode, a dripping pipe behind a panel, a drain that slowly blocks. When the keys come back after years, it is hard to say what happened when. A check during the tenancy finds such points while they can still be settled calmly, and often while they are still small.

It is not about controlling the tenant. Many findings are not caused by the tenant at all, but by the building or its installations. A documented condition gives both sides a factual basis and makes the end of the tenancy straightforward.

How the air conditioning is run matters

In Dubai the way an AC is run has a direct effect on the building. A system that only circulates air does not dehumidify, and moisture builds up in the rooms. I have seen an apartment where the AC ran only in fan mode, with almost 80 per cent relative humidity in every room and mould on ceilings and furniture. The cause was not the building but the setting. A check, and a word of explanation to the tenant, can prevent exactly that.

A newer part of my work

The inspection of let properties is a newer part of my work, and the scope is agreed individually for each property. It builds on the move-in and move-out inspection, so that together they form a continuous record of the condition, from the first day of the tenancy to the last.

Why it matters

Damage during a tenancy often grows unnoticed: an air conditioning unit run only in fan mode, a leak nobody reports. A check during the tenancy finds it while it can still be settled calmly.

What this inspection is not

  • No decision on who is legally responsible and no legal advice. The report describes the technical condition and, where possible, its cause.
  • No repair work and no property management.
  • The inspection requires access agreed with the tenant. Areas that cannot be accessed are recorded as such.

Questions

Frequently asked

01Can this be combined with the move-out inspection?

Yes. A check during the tenancy plus the record at move-out gives you a continuous history of the condition.

02Does the tenant have to be present?

Not necessarily, but access has to be agreed with the tenant. It often helps if the tenant is there, because they can say when and where problems occur.

03Does this help with the deposit at the end of the tenancy?

A dated record during the tenancy and at move-out makes it easier to separate normal wear from damage, which helps both sides to settle the end of the tenancy calmly.

04How often should a let property be checked?

That depends on the property and the tenancy. We agree a sensible approach in the first conversation.
