For businesses

Every unit has a snag list. Nobody reads them together.

Developers calculate with an average defect rate. What is missing is someone who analyses the defects across all units of a project.

01

Defect analysis across a whole project

When a tower is handed over, each unit gets its own snagging. If the same defect appears in every unit, it can be fixed everywhere at once, and prevented in the next project. True Line evaluates the defects systematically across all units and identifies the recurring causes.

02

What the analysis delivers

  • Defects grouped by type, location and trade across all units
  • The recurring causes behind them, not just their number
  • Defects that can be fixed in one go across the building
  • Inspection points and specifications for the next project

03

Independent second opinion in disputes

Fit-out companies, engineers and property managers sometimes need an independent expert when a defect is disputed, one they cannot provide themselves for reasons of conflict of interest.

04

Independence stays visible

Even when a developer commissions the work, the report remains a technical finding without sales interest. The scope and the client are stated in every report.

05

For professional clients

This page is for everyone who works with property professionally: developers, agents, property managers, companies for interior works, investors, real estate companies and institutional clients. Agents are expressly welcome. Whoever markets a property benefits from knowing its technical condition before a buyer asks.

The common ground is always the same: an independent, qualified and traceable technical assessment. For investors and agents the focus is usually on technical due diligence, condition analysis, risk assessment and the evaluation of contractor proposals. For developers, property managers and companies for interior works it is quality assurance, defect analysis and documentation of the condition of common property.

  • Before a decision: purchase, takeover, investment
  • With a concrete problem: moisture, a crack, a leak
  • During use: maintenance and preserving the technical condition
  • In disagreements: about defects, reports or quotations

06

Construction-phase quality control

Many defects are created at a moment when nobody is looking, and a few days later they are covered for good. Construction-phase quality control starts exactly there: I inspect at the points that will later be hidden. Waterproofing before tiling, services before the ceiling is closed, substrates before coating. Each stage is documented with photographs and released once it is in order.

It is the one service that prevents damage rather than recording it. It is quality monitoring on behalf of the client, not site management: I do not direct trades and do not take over the coordination of the site. It is offered only for projects that are not carried out by True Novaleix.

07

Condition documentation and periodic checks

A dated record of the condition creates clarity before anyone argues. For property managers this can be the documentation of common property. For landlords and agents it can be a move in and move out record, or the inspection of a tenanted property during the tenancy, compared with the record made at move in. Where an owner wants to know the technical condition before a property is marketed, the inspection documents what was examined and found on that day, with the scope clearly stated. It is neither a valuation nor a guarantee.

Periodic checks of existing properties answer a simple question: does the property still meet the requirements? Are the drains clear, does the air conditioning work properly, are there signs of moisture? For newly handed over villas, a check after the first summer and before the next rainy season is worthwhile. The best time to find a leak is before the heavy rain, not during it.

How we work together

Reports are written in English, as a signed PDF, with a German reading version at no extra cost. Other languages on request. Every report keeps observation, assessment and recommendation apart, ranks findings by severity and states the scope and the client. Even when a developer or agent commissions the work, the report remains a technical finding without sales interest. The scope is agreed in advance for every instruction, and planning and final check remain with me personally.

Where several parties are involved, I act as the technical link between owner and contractor. I also review third party reports, quotations and remediation proposals: is the proposed scope appropriate, does the measure address the cause, is the price plausible for the work described? You deal with one person throughout, the one who inspected and wrote the report.
