Regular, preventive checks of an existing property: does it still perform as it should? Are the drains clear, does the air conditioning work properly and dehumidify, are there early signs of moisture or leaks? Small findings are recorded while they are still cheap to put right.
Who this is for
- You own a villa with a pool, terraces and a garden, and want to know before the next rainy season whether drainage and waterproofing will hold.
- Your newly handed over property has been through its first summer.
- You live abroad, and the property stands empty or is used only part of the year.
- You have owned an older villa for years and want to keep track of its condition instead of reacting to damage.
- You are a building manager and want a documented condition of the common areas.
- You are planning maintenance and want to know where the budget is really needed.
What I check
- Drains and drainage: do they run freely?
- Air conditioning: airflow, supply and return air, dehumidification
- Moisture readings at the critical points: wet rooms, windows, below pools and terraces
- Silicone joints, window seals and what sits behind the access panels
- A dated report with a prioritised list: now, later, keep an eye on
What I typically find
- Drains restricted by debris or a lack of maintenance, and standing water on terraces.
- Hardened or detached sealants at windows, in wet rooms and at external junctions.
- Air conditioning that cools but no longer dehumidifies properly, or whose supply and return air are out of balance.
- Clogged condensate lines and early staining near the AC outlets.
- Fine cracks at material transitions after the first summer.
- Raised moisture readings below pools, terraces and in wet rooms before anything shows on the surface.
- Moisture behind access panels from slowly dripping pipes.
How it works
- 01First survey
At the first appointment I record the condition of the property in full, as the baseline for every later check.
- 02Interval
We agree a sensible interval based on age, use and history, for example after the summer and before the rainy season.
- 03Recurring check
Drains, sealants, waterproofing junctions, the air conditioning and moisture at the critical points are checked and measured.
- 04Comparison
Each check is compared with the previous ones, so that changes become visible early.
- 05Report
A dated report with a prioritised list: now, later, keep an eye on.
The best time to find a leak is before the rain
In late March 2026, several days of heavy rain showed at a number of properties that building components and drainage were not prepared for that load. In daily life, hardened sealants, damaged junctions and partly blocked drains usually go unnoticed. Only heavy rain turns them into extensive moisture damage.
Viewings and handovers in Dubai almost always take place in dry weather, so many owners have never seen how their villa behaves in intense rain. A check after the hot months and before the next rainy season finds the weak points while they are still small.
Age alone tells you little
Intense sun, high surface temperatures and recurring temperature changes put heavy stress on exposed components. Sealants and waterproofing systems age, and movement between adjoining components creates additional stress. That does not mean every joint leaks after a few years. It does mean that its condition cannot be judged by age or original workmanship alone, only by looking and measuring.
For newly handed over villas, the first summer is a stress phase of its own. A condition check after it creates documentation that allows changes to be tracked, and it can matter for communication with the developer while the liability periods are still running.
Silent damage from the air conditioning
Condensation makes no noise. It starts with a faint damp smell, paint lifting slightly near a vent, a stain you want to wipe away. Meanwhile moisture forms on ducts and chilled pipes and works its way into the ceiling, and gypsum board absorbs it faster than most people expect. Regular checks of airflow, dehumidification and condensate drainage catch this while it is still a maintenance job and not a remediation.
The aim is not precautionary renovation. It is to recognise risks early, assess them professionally and plan measures in a targeted way.
Why it matters
In Dubai most water and mould damage starts small: a blocked drain, an air conditioning unit that no longer dehumidifies. Found early, it is a maintenance job. Found late, it is a remediation.
What this inspection is not
- No maintenance or repair work. The recommendation names the measure, not the contractor.
- A periodic check records the condition at the time of the visit. It cannot guarantee that every concealed defect, or a leak that only occurs in certain weather, is found.
- Where a finding needs deeper investigation, for example a recurring leak, that is a separate defect analysis and is agreed in advance.
